Swimming pools: what actually drives the budget

The shell is the predictable part. What moves the price is almost all around it.
A pool is quoted on the shell and paid for on everything else. In an 8 by 4 concrete pool, the shell is under half the total.
The ground decides. A flat plot with good machine access sits well below a sloping one, where a retaining wall and shored excavation are needed. The gap between the two cases, for the same pool, reaches 40%.
The plant room and services are the second line item. Distance to the electrical panel, drainage connection, and where the filter fits. None of this is visible once the work is done, and a good share of the money goes there.
The finish decides the rest. A reinforced membrane and ceramic tiling differ by a factor of three on the same shell, and durability does not follow that ratio.
What gets forgotten: water treatment over the following ten years, and the surrounding area. A pool without a deck is an unfinished job, and the deck usually accounts for 15% to 25% of the initial budget.
