What a three-bedroom renovation costs in 2026
The real numbers of a full renovation, line by line, and where budgets usually slip.
A full renovation of a 100 m² three-bedroom flat currently runs between €45,000 and €75,000. That range is not indecision: it comes down to three decisions taken right at the start.
The first is what gets demolished. Keeping the existing water and electrical networks can save €8,000, but it only makes sense if they are under twenty years old and up to code. Replacing everything costs more upfront and less over ten years.
The second is the kitchen. It is the line item with the widest price spread in the whole project: between €6,000 and €25,000 for the same space. Appliances and worktops account for nearly all of that difference.
The third is the schedule. A compressed programme forces trades to overlap and overtime to be paid. Gaining three weeks usually costs more than those three weeks are worth.
What rarely shows up in initial quotes: permits, skip hire, and the structural surprise that appears when the first wall comes down. Set aside 10% of the total for this and the project runs without shocks.
